I would be prepared to file for eviction etc. if they are 1 day late on payment, but would not actively be working to get them out if there is not a blatant current violation of the lease agreement. 

but if you have a view on active vs. passive income.my goal is to have income from multiple sources, ideally part time work that i enjoy is a component. 

Exploring AZ, TX, OH, and FL makes a lot of sense—those markets are active, and Florida, in particular, could offer unique opportunities with properties affected by recent hurricanes.

If i were active though it could have a much bigger impact.

We are right across from a large high school.The upper unit is larger and gets different people but I wanted to point out the current guests.

I have property here in San Antonio as an active duty member as well and there are over 10k properties listed for rent in the city.

We did this for each guest room at our B&Bs and it helped tremendously.

But I got to talking to one of his guests and that is exactly what he did..

You will need to find partners, you will need to travel to where you wish to invest, you will need to understand the ins and outs of the business by being actively involved and treating it like a business and not some super passive investment.If you don't want to do that work I suggest you just put that 200k into some sort of diversified mutual fund that can make you 10+% on your money without any of the work of real estate.At the end of the day this is just my advice and I'm only a stranger on the internet.
