I'd recommend targeting the agents that have done most of the sales in the locations you are interested in, they will know the good areas vs bad areas.

High rent growth areas are likely to achieve positive cash flow quicker than low rent growth areas. 5 years for cash flow seems reasonable in many markets.

If it was me, I would pay off the proeprty because its at 6% + rate which for a stock to achieve that with taxes I would need 9-10% so for me I would not take the risk of the market and just pay off the home.
