Id heard this recently and wanted some clarification. 

While I’m not in Little Rock, I’ve found that networking with local brokers and property managers can be key to uncovering neighborhood-specific insights.

You also need the operating cash to do rehab.I say this because you mention FHA and low money.

This is a bad practice for STRs and even worse for MTRs.

This allows you to keep your existing 2.5% mortgage while financing the buyer at 6%.

Another neat little piece of VA loans is that they can allow for higher DTI ratios than conforming/fha loans because they primarily rely on residual income and not directly on DTI (it's complicated, but this will do for now).
