My partner would be putting the capital in for the 20% down payment, however the mortgage will likely have to be solely in my name (without going into too much detail- while he has good income, he's self-employed, and is co-signed on a mountain of debt in student loans so is considered a sub-par borrower, while I'm on the other end of the spectrum).

Seller financing is great, don't get me wrong.... but the rates are high and it is sort of on the advanced spectrum (There is no problem with hard money or seller financing if you know what you are doing).

AND, since my name isn't on our first home, I can tap into the first time home buyer perks, only put down 3.75% which is LESS than we put down initially, AND we can set or 'force' the value of the home anywhere in that spectrum (within reason, certainly, but without the fear of a conservative appraisal)- possibly pulling out enough for multiple down payments.
