There are plenty of closets and a cellar area for additional storage.

The damage was from the top down and was worse in corners and closets, where the dogs had done the most damage. 

Also thinking might be able to add an additional BR here (one of the rooms in basement has window and area with door that could be a closet (although it has pipes running through it, so hopefully no leaks!).

There is a possibility of waaaay to many skeletons in the closets in that one.

Ditto a house with a bonus room with no closet that cannot be described as a bedroom but could certainly be a bedroom.I would ask my realtor to show me comp sales to justify the price.Also, house must appraise at the purchase price for your loan process to go as expected...the bank appraisal SHOULD act as a safeguard to overpaying.

The property is currently a 2bed/2ba with a bonus (garage enclosed to be used as additional bedroom) with no closet.

The closet one isn't tooo far away--I'll keep them in mind for the future.

Also we inspect every six months, check for leaks etc. as well as talk to the tenant during the inspection to see if they are having any issues and did not put in a repair order.Sometimes during the inspection, they might mention small things (a closet door came off a track) etc.
