Headline (total) inflation for the past month was negative, -0.1%.Core inflation (total inflation minus food and energy) was up only 0.065%, so it gets rounded to 0.1% increase.

Howdy BP, If you were an investor with $2-4M to invest (leveraged against another property at around 6.5%) and looking for the lowest energy and management input but the highest free cash flowing asset, what and where would it be? 

Again any information about the macro economics and potential of the area will be greatly appreciated. 

One of my strategies will be to put money into energy efficiency to decrease heating costs, and increase my cash flow - Maine has some good loan programs/rebates that can really help tighten up a building, and finance efficient heating, so I'll be taking advantage of those.

Even at that I do face economic challenges and pitfalls, I am not protected against future rate changes.It can be done, but it’s definitely not as “easy” or as simply lucrative as many guru’s teach.

@Jagan ReddyThere is physical occupancy versus economic occupancy.

This lowers the energy bill for the tenant as they will use the window a/c units much less.Since it’s near the lake, it gets pretty humid and stuffy and air circulation is a tremendous help.It’s also much quieter, which is good as that area is relatively peaceful. 

Coupled with the economic slowdown that's occurring, I'd be cautious to say the least.

Mentors for me have come in the form of friendships over time, but honestly, most of them were made at an IN-PERSON MEETUP....there is something about physical energy that makes a huge difference.Happy to connect to share some of my experiences!
