We let tenants know in the beginning that we prorate based on a 30-day month and we make our monthly rent divisible by $30, so each day has an even dollar value.

That's 64 more square feet of framing, insulation, drywall, siding, paint, etc.Also, dimensional lumber is produced in two-foot lengths and panel goods are four-foot wide... most efficient use of materials will use wall and floor dimensions that are equally divisible in these increments.The boxes ain't always pretty, but they are more cost effective!

They mention my loan of $101,000 from May 19, 2003 so they have done some research.This is supposedly based on FDIC and mortgage studies.Almost looks governmental: "Division of Consumer Services".Looks kind of phony.

Option 1:  If there is such a division rule then decide if you want to do your right side and leave it for the other owner to fix.Option 2:  Step your fence in 6 inches and build the entire fence your self.

Their interest rates are higher than my local lenders but they specialize in this field.4) Hard money purchase rehab, end lender refinance5) Buy and rehab all cash and then refinance.6) Combination of Hard money for purchase and rehab and use private investors for the long term refinance.7) Do any of the above 6 and then after 20-30 then go to a commercial large player (could still be the local bank just probably different division) and get a blanket portfolio loan to wipe all those properties down. then go back to filling the bucket for another 20-30Also make sure to mix you lenders.
