You could even let them know in the door that you have some prior commitment that may require you to leave at random times or take days off unexpectedly, but you won't let it affect the quality or amount of work you do.If you have the drive to learn about RE, you can do it regardless of what your daytime job is.

To me, that's better than waiting and it gets you in the game and gives you the experience on a lower level before moving up.Or, if that's not what you want to do, probably partnering up with someone who has the daytime job and W2 would probably be a good option if you can find that!

@Christopher ReynoldsYou can have both a 401k through your day-time employer and a solo 401k for your self-employed business provided you don't own part or your day-time employer which I'm sure is the case here.

If law allows it and your lease states no less than 30 day notice, then they can not expect their deposit back if you were unable to re-rent it within that 30 day time period.
