Act...I'm looking for feedback from the BP community on how they would approach this...and whether it is true that there is no limit to rent increases in Chicago cook county. 

I've used Pam Cook (google Pam Cook/insurance/Kokomo and you'll find her) for my residential properties (full replacement cost, great policies) and am working with Derek Lacy for my larger commercial properties.

Many folks lost many many million so dollars investing in that city .. so you get painted with that brush unfortunately.. so that's why you need your local HML like me with a little pot belly my big cigar and I take a liking to you.. that's how it works

Negative Cash flow, is just like continuing to add to the pot of a hand you've lost.

I stopped eating fast food, cooked more, paid my highest paying interest rate first, refinanced my car, negotiated my car and condo insurance.

Personally a high interest rate and a decent chuck of the profits would entice me to invest in you especially if you aren't putting your own money into the pot.
