hi everyone,According to bestplaces.net stats , the population in Clevland has decreased by almost 19% between the years 2000-2017 (house depreciation 2008-2018: 30%ׁ)If the trend continues , I'm not going to see any appreciation in the near future.My question is how investors have the courage to invest in Cleveland according to this data?

The FDIC and many state regulatory agencies will require the lender to substantiate a global portfolio freeze based on value.In the past, I've frozen my entire portfolio but I was able to document that, on a global basis, values had decreased in excess of 50% from origination value.

So, if you can increase the rents by adding value (renovating to increase rents or decreasing the expenses), you will force appreciation and increase the property value.So, you want to purchase multifamily properties that are under-rented, outdated, and are spending too much on expenses.
