I think if you study the archives on here you'll read a fair number of horror stories about people who found themselves in trouble because they couldn't weather the storms of vacancies, emergencie repairs and job loss.

Chances are, it'll be required by the lender, anyway.You would do well to search the BP archives on the 50% Rule.

Steve Trang’s (Real Estate Disruptors) channels and podcasts there’s enough info in there to get a real feel for what is really involved.Also go through the BP podcast archives and listen to everything with Sterling White and the above mentioned guys. 

You could also search local newspaper archives as typically a post would be placed for notice of any claims against an estate.
