Do you also plan on getting a commercial insurance policy?

I use Avail software and it will list your property on 10+ websites. 

If I refi cash out I can probably only get about $50k out of the investment property, any ideas on another way to get the amount I need that I may not be thinking of?

Also, while we can show records of median list price and cost per square foot, those are not necessarily helpful in determining future appreciation because factors such as new home inventory can skew these numbers.
