The judge had doubts about the veracity of the website I was using to collect the rent (I gave him a print out of the payments and non-payments from the website) and thought we should have driven to unlock the door for the tenant when he locked himself out (3 hours) instead of telling him that was his issue and he should call a locksmith.In the end the judge asked him how much he thought he owed us and he did his calculations in the courtroom, not having this prepared. 

. -- appears to have some properties that would cash flow well, but may be limited on long-term appreciation.I'm looking to stick to market-rate properties.  

Then you can take them off-site yourself so you have time until the next changeover or create another option for the cleaners that they go back and finish the sheets and store them so their changeovers will be easier as well.

I was building a new laundromat in the best retail area of our town when our job site got its tools and copper robbed for the second time.

I’ve been exploring MF properties because complexes in the $1M to $1.5M range appear to generate better NOI.

I'm also concerned about the liability that I might be exposed to here by allowing what appears to be a business to operate out of my rental.
