I like the idea of no pets and that is decent income (depending on what the rents are).

We put $75K down to begin with and likely have $85-100K in equity ( depending on what non-scientific source you check since I haven't had a full appraisal done) on it.

You need larger down payment: 15 to 25 percent down, depending on your profile and property type.

At that point it can an investor can pay the taxes, 1031 to another DST or 1031 into any other type of property that can qualify as a 1031.The rates vary from sponsor to sponsor and differ over different periods of time.
