They might be able to at least drive by a bit more often and sometimes that's all it takes to make the neighbor chill down or, best case scenario, move on.

HiWe have had WAY too many problems with attorneys and security deposits.I get chills when I hear the word Security Deposits.We charge a move in fee of $200 per person on the lease and avoid the issue all together.Sometimes a tenant will just move out but its all part of the game.I would advise getting together with a Real Estate attorney to review your processes and make sure you are covered.

Gifts (in my opinion) show that you will do anything to please them and they are more likely to skip rent, "forget" checks in the mail, and they'll see you as the "chill/cool" landlord.

Perhaps they chill because I made a nice home and they want to resign with me next year.

. - there are just so many moving parts, that any rule like this is utterly useless...don't you think?

It's never the sort of thing where you have an utterly clear villain and an utterly clear victim -- it's the mechanisms of society that batter these people helplessly.The addicted, abusive husband who can't help himself from still wanting to see his kids and try to fix his marriage, but also can't fight his raging addictions without help he can't get from a system that just wants to process him as cheaply as possible.
