One thing smart REO brokers are doing now is stating in the listing (under Agent Remarks in our MLS system) that "No offers below list price will be accepted."

@Luis-I see that commission remark is becoming a sticking point, I should probably change that in the original post ;-).The commission comes out of the bottom line.

Generally, it's all about reading the public remarks and the "Special Situations" field (could be called other things depending on the specific MLS).
