It's people like you who cause folks who would actually benefit from an ESA to be painted with the same broad scammer brush. 

Since most people who are not actively seeking a sale are not motivated to sell at anything other than a top of the line price, this is going to be a numbers game of x thousands of contacts for every potentially doable deal.

Obviously, no one wants another 2008 situation, but I think easing up on the regulations a bit could be great for both investors and people buying homes.

Always gonna be a whole bunch of cheap old houses with a whole bunch of people on Section 8 ready to rent them.

I’ve seen this happen to people and it’s devastating.
