Has anyone used bridge loans for this type of strategy or is there any other loans that anyone would recommend other than HELOC?

From my view, neither property type (with the right features) suffers from the same potential downside appraisal risk as converting SFR or duplex.  

Our agent is not an expert on this type of deal but suggested a short loan term of 3 or 4 years and a balloon payment and written up by a lawyer. 

Poorly ran and refusing to give any type of refund. 

Yes, they are different asset types, and work differently with different benefits, and drawbacks.

I did a quick google search yesterday trying to find one in my area and got a lot of corporate type responses eg fill out this form and check the website etc.

I like to compare 3 things when I do these types of research:1.

But I'd be shocked if people are getting significantly better numbers in similar "regional destination" type areas.
