Hi, im in a similar situation. i would advise against simply writing to the trustees to offer. i don’t think it would work out well, since its under market value.

Seek out a mentor who has invested in real estate to offer advice and encouragement.Determine your target market, available funding sources, and acceptable level of risk before formulating an investment plan.

They may want less than what you are planning to offer:)

I do suspect that they will accept less than $1k/month, but you likely will need to offer more than $600/month.

It seems to offer both conventional loans as well as DSCR loans which you can get based on the income of the property.
