On another note, maybe those of us in the STR space can start telling every teen and 20 something we know that they could make a great living by starting a cleaning and repair company focused only on STR's.

You don't want to go all out with everyroom geared toward kids, you then have the issue of boys vs girls and toddlers vs preteens vs teens and you may turn off some families. 

There is one I am aware of but they will not go more than 50% ltv and rates are high teens.

Since you don't have deep relationships with capital investors you likely have to show them an IRR in the mid-teens to attract them to the deal.

Returns have been anywhere from low teens AAR to triple digit AAR.

Our initial set of projects is coming to completion and being sold, and we are producing returns on equity of over 20% IRR, with COC in the mid-teens, based on investment periods for equity around 1 year.

Your goals all teen fine and seem to make sense.
