You could just have her file a Quit claim deed and leave it in your name only instead of an LLC.

Yeah my SBA loan and commercial line of credit are not on my peraonal credit report even though each is in my personal name. 

They will also pay utilites that cant be switched out of your name.  

But the props were in your name and they had a loan against it and then when it was done they bought it from you and you made a profit ???
