Iḿ not making this about me but in general, the dangerous advice would be making broad, sweeping assessments of what others are doing and advising one way is it. 

Budgeting sucks, Sweep accounts and make my money work for me and not a bank.

We expect it to be broom sweep clean but will be deducting $100 from the deposit for cleaning the apartment which honestly doesn't even cover the full cost."

Sweeping up the mess, cleaning up the yard....the grunt work. 

They will sweep, vacuum all areas, swiffer all areas, remove garbage, wash dishes and put everything back in it's original placement.

Until I notice a wall area seems a bit odd, scratches on the floor, tenants just starring at me and I depress an area, hear a click and the whole dang wall comes sweeping back opening up too a hallway.

Also, a good idea to install a door sweep at the entrance. 

Patch once in a long while, seal about the same, sweep occasionally maybe every six or twelve months, paint stripes once every few years maybe five or ten, replace an occasional concrete stop bumper or sign, paint the light pole once every ten years or so. 

Washington just passed a whole slew of new tenant rights  and 'sweeping eviction reform' in SB5600.
