I was thinking of getting licensed to supplement income.

We both work full time, which won't change soon, although we hope to retire early if we can supplement our income enough with real estate. 

I didn't choose this profession per se; I'm actually disabled and needing to do this to supplement my income (although I have felt immense appreciation for the good tenants and proud of the way I continue to learn).Now I am in the process of my first eviction with regards to my current basement tenant (they're just not paying me rent, everything else is fine with this person but their financial excuses have been hard to keep track of since the beginning).  

I liked the podcast, and wanted to supplement it with additional education. 

I buy most of my main furniture pieces at Haverty's and I always get the extended coverage plan (covers spills, tears, etc).

If your insurance coverage isn't enough, they could seize the LLC assets, but not your personal assets.Additional thoughts:1.

Notify your mortgage lender and insurance company of the transfer of ownership to update financing and insurance coverage.

Even a request for people being successfully sued is unlikely to get a result, especially one that exceeded regular insurance coverage. 

If my memory serves, I believe I planned for $4000 for taxes and my insurance quote was about $1000/yr and had nice coverage (Kin is a great carrier for rates here in FL).
