Las Vegas Nevada - Very close to CA so I can either drive or fly short distance- No income tax- Can be maybe used for vacation rental- Low Property Taxes*** Worry is economy is heavily based on casino/hotel so if there is a downturn in the economy potentially have a lot of vacant properties in the area due to laid off/less tourist/etc *** Slight concern that I have is that I look at number of renters/landlord ratios (is it owner occupied or for investment?).

Most possible is a hotel conversion. 

On top of this you definitely don't want to be responsible for paying for your tenants to live in a hotel for a few weeks while the roof and walls are replaced.  

If you are moving the renters out and want to make the house to an AirBnb, than that is not a change in use to a hotel. 

There is an Old Motel/hotel in my area for sale at $164,000.

@Alyssa SteinruckYou may have some contractors come and see how long it would take to repair the damages, or how long to repair the safety issues and get a better idea of what it will take to fix.If its something they can do in a week or two, you may just offer to put them up in a hotel until the major safety issues are addressed.  

They are revitalizing a big Hotel Property in Buffalo and looking for investors.Has anyone else heard about them?

That said, in larger cities, an STR may only be approved in one part of the city and not another (street specific) depending on proximity to a hotel/resort.Obviously lots of due diligence needed.

I evacuated to Dillon years ago for Hurricane Floyd and the hotel across the street did not bring in the pool furniture.
