Manchester is the biggest city in the state, and there is a lot of opportunity if you stay away from the bad neighborhoods (around elm street and the verizon center for broad strokes purposes).

Permits are in the building records of the local municipality, and do not get recorded (broad brush strokes as there are times where things may be on title).

Literally there are going to be differences from each bank to the next, so you'll likely be poorly served by dealing in broad strokes here.Suffice it to say:  it's common to find lenders who will escrow 12 or more months of interest payments for you at the initial closing, and during the construction phase most construction loans are interest only, so in essence what you're saying could be construed as a norm within the construction industry, but the mechanics will vary.

Most states even have preformatted contract addendums for seller financing, so your agent would just full in the blanks with the broad strokes of your offer.
