Be strict on the rules and on who you allow to rent.

Crowdfunding platforms have strict policies in place to protect their investors and experience is at the top of their list.

But what they failed to mention is that they have a strict criteria for lending and most properties will not qualify for lending, and that their lending fees (which were not disclosed before the purchase of the program) are among the highest in the industry.

Is my problem my broker or are there just not properties that fit this strict deal making idea that I have in my mind. 

@Loic Billiau we are buying in Memphis strictly for Cash Flow and any appreciation would be a bonus.

I have my license strictly for investing but of course I disclose that I'm a licensed agent .

Keep in mind, mortgage products will differ depending on whether you will occupy the property as your residence or strictly hold it as an investment property.

Be strict on the rules and regs of the lease as well as the payments.
