If you are relying on a spreadsheet of carefully projected expenses to reach a breakeven point on this rental, and you're relying on contractors and expensive handyman services to do all your fixing, yeah, you're going to want to document as much as possible, and take lots of date-stamped pictures.

Sometimes it's a sticker and it really did fall off, or the print on it faded, but sometimes it's stamped and you can still make out the numbers, or put a piece of paper against it and rub a pencil on the paper, or similar.If none of that works, SHUT OFF THE POWER, and then open up that curved panel on the side (on the right in the second photo - closest to the flowers).

When the IRS wants it is irrelevant, if the 15th lands on a Saturday and Monday is a holiday and I get until 9pm on Tuesday to get it stamped at the post office, that's when I'm I'll be in line to send them my check

Bear in mind also, if you please to offset some of the costs against your income, you will need to check with a good accountant here in Australia, as I believe this offset could only be against Australian income and if you move back to the US, then you will not be able to use any offset benefits of negative gearing.Even if you head back to the states, over time, particularly in Australia this property (if in a good area) should appreciate considerably and in 10-15 years will be an excellent investment for you and your daughter.Selling in Australia, particularly soon after purchase is quite expensive with commissions, stamp duties, taxes etc.

Sale of the beneficial interest in the trust in FL requires “stamps” which is Florida’s way of saying “transfer tax” and all income should be reported to the IRS so I don’t presume the seller would not report to the IRS and not have to pay taxes as @Wayne Brooks eluded —but possibly.
