Average Joe earning $50K per year and investing $20K per year has an extremely high probability (risk) of spending most of his adult life spinning his wheels in the rat race if he invests in real estate without leverage and spends several years accumulating cash such that he can invest in one giant lump.

They just spin in a metal box, so the main problem is the moisture can't vent out the bathroom itself.

It's enough to make your head spin.

your going to spin your wheels trying to find unicorn private lenders for lower rates than HMcapital partner will cost more but it will give you the experience you need to find other money.. its a very long process for private money those folks are not lenders they have limited capital.. its a tough job finding those folks. 

The draw to being an investor in a syndication follows my answer in #2 above, but I'll add one additional avatar--the investor that tried direct investing and realized how hard it is to find a good deal and gets tired of spinning their wheels.
