When I am done repositioning them they price out the problems.I have one inherited 3 bedroom left in my 5 family- and when they move I am gutting that and making it into a spectacular 2 bedroom.

Now something I did not know was that the many other homes not like this one but the nice palatial estates along the La Jolla cliffs that go for 10 million plus cannot be financed and must be purchased cash because that area is the fastest eroding coastline in the U.S. and parts of the houses up there frequently fall in the ocean.

Im in the process of negotiating my first flip deal and the numbers aren't spectacular (approx 20k profit) but it gets me in the game with real experience and off the sidelines, hopefully giving me confidence for the next deal.

You don't buy a rehabbed house so a tenant can trash it.While I agree I probably paid market value for it, I feel comfortable the return is reasonable if not spectacular.
