I will stick with large funds of proven operators.Maybe these are isolated incidents, but operators of MF and other assets seem to be more professional.

You have a skillset that could be extremely useful for quick fixes and landlord issues and from there you can bridge relationships and partnerships to enhance your knowledge of real estate investing and couple your skills.

Build up your portfolio with a professional landlord and then as your portfolio grows transfer the assets over to a larger PM firm for ongoing accounting and management. 

I then sift through these properties and use my development skills to identify properties that have the potential to be developable for residential purposes.  

Here is my experience, I once sent out 5,000 beautifully designed, professionally printed post cards and got zero calls.
