The plan is to purchase a new home & keep current as a long term rental.

Hmm, the title company said they couldn't determine the amount, only that there was an agreement to the terms of another agreement... like a notice for hoa responsibility tells you they're responsible but not how much is owed.

As a investment property lender we saw a lot of success with flips but an even bigger jump in BRRRR success with borrowers holding as long term and short term rentals. 

I am paying a bunch of interest on the short term loan, with no timeline or updates.  

In terms of other factors, I'm not sure there's a lot because I did have some people express interest in filling out an application before, and I actually got really close with one potential tenant, but it was because of the alcohol policy that he ultimately decided to back out.

There may be requirements to cover the trash service depending on the town.My first commercial loan was 30% down, 20 year term (adjusting after the first 5 years). 

Disabled and retirees get a certain level of significantly lowered hours and simple assignments, because moving is living and social interaction is needed not to mention there our elders and man we need elder wisdom this day n age so badly.
