These properties have strengths of being very low mortgage cost, room to grow rents over time (they are almost 2% rule), and in a affordable rental class that seems to have a major shortage in today’s world.

Moreover, in my experience reviews don't matter all that much on Maui since there we have a shortage of STR.You can always create another account and list it once renovated so the old reviews won't affect the new listing. 

There is a major affordable housing shortage here in Atlanta so the city is not about to come knocking on doors that they think are providing this (unsubsidized) service.

I think companies have over ordered in an effort to get ahead of shortages.
