What, specifically, would you recommend my first step be?

I've been lurking on BP for about a month, so I have a rough idea of the regular newbie steps which I will try to address below.

Back when I was bidding/building and these became the rage, it was astounding to see municipalities in already crowded areas allow the density to (almost) double without taking any steps to provide additional parking or other amenities. 

I can’t lie, I felt a little jittery stepping in, kind of like I was about to bet on a horse race without knowing which jockey had the best track record.

What should be my next step to narrow down and research?

So hiring a prop mgmt company or eviction lawyer for next steps.

Can I just birddog the situation, step out the way, bring the buy and asking for a referral?

Also, with my condo and many others, you can nearly step right outside to the village which ranks very high.
