Rodents can only get inside if the home is not sealed from all parts of the exterior (or through an open door left unattended and usually at dusk (rodents are nocturnal creatures).For apartment buildings, it is part of the owners cost of doing business as tenants will not pay for cockroach infestations and it would be difficult to prove which unit was the cause of the starting infestation at times.

My wife and I completely gutted it down to the roof joists and replaced the roof, rebuilt the walls, and sealed everything up very well with lots of drylok.

Typically a window breaking from stress will wither crack both glazes or will pull the two glazings apart breaking the seal between them.If just the inner glazing is broken, with no visible damage to the outer glazing or the spacer or seal between them, I would look closely for an impact mark near either end of the crack.With a window broken in that manner, I would suspect the tenant as being the cause.

If only they knew about air sealing 100 years ago ... doesn't matter if your house it 72, if the cold-air blows in through the side of the house or across the sill plate to your plumbing ;)Sadly, even many of the new houses being built are still a far cry from an, easily attainable, level of efficiency which could cut heating and cooling costs by half and prevent frozen pipes.

The pine will need to be primed/painted/sealed on all sides or else it will warp or bleed through.Once installed, they don't look much different when painted.
