@DeAndre MasonIf you are only 2 points off being able to accomplish your financing, mortgage brokers should have resources to refer you to be able to boost your credit score.  

The company doesn't really have a "credit score" or "eviction history" so I'm thinking about asking for 1.5x or 2x monthly rent as a deposit (we normally do 1x month rent) just like I would for a tenant without established credit history.Thanks!

After a lot of research it doesn’t seem like single family investing is very lucrative, unless you score a killer off-market deal.

Not qualifying because of a low fico score or experience.

Prior to anyone submitting an application ensure you share your rental criteria clearly ( i.e. credit score, your preference on acceptance of rental collections, evictions, felonies, misdemeanors, pets etc. ) as well as sharing any additional charges ( i.e. monthly pet rent, pet deposit(s), security deposits, admin fees etc. ) people unqualified will usually "walk" as this stage and that is where you will save time. 3.

Now I’m down to only 1 rental, $200k HELOC on my primary, 800+ credit score, and a high income job. 

Simply tell the lender you are getting a  quote from what your middle score is.

The background check was clean, he had a good score and great income.

I have ample credit history (and the score to match).
