I’m having some big tickets items expenses popping up, replacing at my rentals.

If this is an amenity, consider elaborating on the number of spaces and/or the proximity to the property either in the description or a photo.Another thing I noticed with Zillow is that when you list your price as 2850, it rounds up on the Zillow map to 2900. 

They simply issue you a ticket and if you don't show up for court, the ticket becomes a warrant.

I finally got them to open a ticket and push it through, only to get an email the next day saying they couldn't find a vendor and that I'm welcome to take care of it myself. 

As I'm sure you know, especially when you're getting started out, having the right team members in place will help to round out any knowledge/experience items that you may need support on.

You are almost there so finish it up and you will know going forward what is new so years can go by before (hopefully) more big ticket repairs.

The biggest mistake I see is to worry too much about the cost of things like lawn mowing and water bill and the exact percentage for vacancies, but not being enough aware of the general condition of the property - resulting in 20k, 50k or more in capex a few years down the road.My advice: look for a quality property that has all the big-ticket items already done.
