The problem (as you have cited) is trying to understand what you need (you don't know what you don't know), where to get it, qualifying its source(s), and the validity and usefulness of all that.Pardon me if I've gone into this too much, but I meet many people with the same concerns that you are voicing and this is offered, as much as possible in direct response to your post.Please feel free to contact me if you have any comments or questions. 

When I brought up that withholding proper documentation could be a breach of contract, the response I received was that I could terminate the agreement, but I wouldn’t get my escrow or due diligence money back.

I added a clause in their lease that makes them responsible for weed and trash within ten feet of their space.

COMBINED FROM BOTH DUPLEX SO ITS ALL ABOUT PERSPECTIVE YES THIS YEAR WAS HARD AND HEART BREAKING BUT ITS ALL ABOUT THE RESPONSE AFTER GETTING KNOCKED DOWN ! 

I’m curious about what my rights and responsibilities are in this situation.
