If you're in this for supplimental income or to try to replace your W-2 income, it's a great place to invest!

I did all land survey, architecture, engineering, and razing of the property.

I don't think we will ever have enough "doors" to replace an income in this time frame, but we would like to get to 5 doors in the next 5 years which we would sell in 10-15 years to help supplement our retirement income.  

I want to limit my risk as not knowing where the economy may be going.I'm in a similar boat, also 50 with good paying W-2 looking to build a portfolio to help replace that sooner than later.

Be sure to get an engineering-based cost segregation study done by a reputable company if you paid at least $250K for the property including land.

Basically, the bathroom has to be gutted and subfloor replaced.

Being an engineer, I am wondering if there are areas[deal analysis,  underwriting,  acquisition, financing, or investment/funding)  where some automation (intelligent insight, reasoning, and decision support) can help you grow the business.
