Not sure what your exposure is at your price point, but keep in mind that your agent and PM will likely remind you they aren't a lawyer if you call them to complain later about something you didn't know about. 

I don't understand why landlords think they need to text, email, call, visit or remind their tenants when the rent is past due.  

Does the site send out automatic notifications to the tenants via phone every month to remind them of rent payment?

For the rest of your life, every time you try to uphold his memory, there's a small sarcastic voice in the back of your head that reminds you that he knew less than nothing about money.

It also reminds me of one of the BP podcasts (can't remember which one), where the guy intended to occupy and do a live-in flip using FHA, which required occupancy for one year.
