Some people may like to give greater weight to the growth rate of a city while others may give greater weight to the median household income, for example.I would recommend that you use your own common sense and judgment to come up with a methodology that suits your beliefs and instincts.

Furthermore, there is an expectation that home values appreciate over time which can be nice but most people I interact with buy their home with goggles designed to meet their needs and not meet their investment beliefs/objectives.One of the best things I did was convert my primary residence to a rental and downsize substantially.

I have a firm belief if the min. 20% down payment can not be covered, a person has no business buying based on this magical appreciation.Prices can't go down right....

Don't have the limiting belief that they are too big and you can't do it.  

For them to buy into what you are offering them, they are going to have to relinquish an old belief.
