We took a massive break from developing new real estate in the wake of the Great Recession.

Sidenote:  I'm not turning it into an LLC due to the low 2.5% APR VA homeloan that would need to be refianced by law at an undoubtedly higher rate.Realitve to comps in the area, the house in completely remodeled with a larger than average back yard and includes a recessed hot tub on back deck.  3 bedrooms (one is a small crib room in all fairness) and 1.5 bath (upstairs main and downstairs powder room).

I would argue that it is recession proof because of this fact and if values go down, it is a paper loss, nothing more. 

It is a better idea to consider what rental rates do during recessions, which usually never drops that considerably.

You don't want to acquire a park with expectation of a certain amount of income that will service the debt, and then have a COVID type event or a recession empty your park overnight.  

Even if we are hit with a recession, I think Morrisville properties will sustain their value. 

Replacing some floursecent lights or 80s/90s spotlights with LED recessed lights is a cheap way to enhance the look of your unitsI can't comment on these being wise investments for YOU specifically but they are items to consider based on what your market is doing.

Talk to other wholesalers - folks who found success recently, not those who got started shortly after the recession.
