There are several hurdles during the process:Find the deal - Unless you are marketing or plugged into a community where there are opportunities, it isn't always easy to find the right dealsEvaluate the deal - Without professional guidance and research tools, it is difficult for a newbie investor to evaluate and ARV/FMV or create an adequate rehab budgetSecondary exit strategies - If things don't go as planned are their other opportunities to exit profitably.

I was hoping to get some professional opinions and expertise.

I love the feedback received so far and certainly appreciate the time everyone has provided to share their views and experiences.The relocation benefit the company will provide is also unique as they will possibily cover the closing costs in case of a sale (not sure if its in its entirety though) or provide 2 years of property management if we decide to rent.

If i was renting out my house with a pool i would:-Have it professionally looked after. 

I am keen to learn from the experiences of seasoned professionals and collaborate with fellow investors who share a passion for real estate.

As a VA, you’d want to build on that by getting familiar with tools that real estate professionals use.

You need a skillset that you can manage tenant's expectations and enforce the lease with a professional but firm manner.
