Meanwhile the only properties I've sold were the ones that had really great cash flow on the magic spreadsheet, but in reality they had so many tenant and capex issues that they rarely spun off positive cashflow in reality so I decided to get rid of them despite the ROE and COC being great (on paper).

The reality is of course a whole lot more sober and the grind is real, but so are the possibilites. 

Same applies to your Ai market recommendations, except you would have bought a home thinking the resale is $900/sf+ when in reality in 95111 the median is $700/sf at best.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

You can try all three but the reality is that leasing it to them isn't a good idea.
