personal decision.. keep in mind 100 a month was the gold standard prior to the GFC  and it was only POST GFC for that 4 to 6 year period were properties were priced rent to price ratios that allowed for much higher cash flow. market is swinging back to historic norms and the herd jumps in and lending has become avalaible again..

If so, it will serve to "cull the herd" down to those of sufficient character to do the right thing, even (especially) when it's the most difficult.Any preference on the smokes?

As for the 'herd' (aka: half +/- of a given population / super- generalized target market) you might find that the more 'complex' (and proprietary) the niche market segment(s) the more likely the potential customer is going to need / want / desire to research the subject, product and/ or service, as you eluded to... and likewise (with say RE / REI related) the more apt they are to want an added layer(s) of distance, initially...
