Only thing I'd consider is aesthetics.

For those inherited tenants Cash for keys if possible (that is part of the cost of property just like updating the bathroom), and if they won't take the cash throw the book at the guy aka evict his punk ***!

Aesthetics are a concern of mine, but I'm curious about the gas fireplace with a side vent... does that mean that it would have some alternative venting mechanism to a chimney?

Other than that, they are not as aesthetically pleasing (not sure about that with technology now) but they do the trick.

It's worth the extra spend for its durability and aesthetic.

Aesthetic White is another great one.White Heron for trim looks great/different.Room size, lighting, and other finishes make a difference so invest in some samples and have a handful of colors you love which can work for any situation.Best of luck!

The well is 80 ft deep & we have to pump it but it's a farm & we will need a lot of water for the growing season & livestock.But if a well is not an option @Jon Klaus  has a the perfect aesthetic solution.good luck

Not to mention: politics, very anti investor friendly owners in buildings, special assessments, lack of pride in surrounding units and aesthetics, and so on.  

I see plenty of private business hiring ex-taggers and ex-gangbangers to do beautiful murals....and then some punk current tagger or gangster comes along to deface the "art" and tags it with his goofy tag name or possible a real gang that is using the graffiti to intimidate and mark their area.

If its a C class rental then I would leave it and paint it because C class is more about function and less about aesthetics.
