It's a psychological thing. 

Utilizing psychology, sales tactics, and collaboration, with people is often a route we don't think to use because the property is ours.

A lot of new investors want coaching to jumpstart them, but that's psychological and before you have deals, you don't know how coaching will even benefit you, even if you've done it in other businesses.

Get a few headlines about home prices decreasing and it could really cool the market psychology.

There is a lot of psychology involved in avoiding bad tenants, which I am sure you already know. 

Another factor to consider is that the psychology of the majority of people is still bullish on real estate investing.

Drive new $45k vehicles, have the newest things and work very middle class jobs.The question is; Did homeowners like this hypothetical one change their psychology on personal finance?

Then to come off market, and come back on a week later at a lower price again before selling for list.The point being that there is a psychology to listings, and many people choose not to understand it.  

If you understand human psychology, it is normal response to perceived threat.
