Since STR has become so prevalent, it is imperative to find ways to set your listing apart.

If you are going to purchase in a class C neighborhood do so in neighborhoods that have characteristics that suggest the neighborhood will transition into at minimum a lower middle class neighborhood where home ownership becomes more prevalent.

I will state at the time that we converted it to STR (over 20 years ago) STRs were as prevalent as today and therefore not nearly the same level of problem. 

The two calculations are;Max density is 27 units per acreRequirement of 1.5 parking spots per 2bdr unit, range is 1.25 to 2 depending on unit size.There are many other requirements, but these are the 2 most prevalent gotchas.

The most prevalent is probably Geraci Law Firm, they are not cheap to start with but once you have done a good number you can move over to their lighting docs.
