So long as it conforms to the loan guidelines, put the clause "Seller is to contribute X dollars towards Buyer's pre-paids and closing costs," and then negotiate a higher sales price so the seller nets the same amount, but you basically wrapped the costs into the loan.

You can probably get this pricing with no points and 3200 or less in closing costs and plus your prepaid tax, insurance, and interest.- go commercial/portfolio financing and you can keep it in your LLC's name but you'll still have to personally guarantee the note, you'll have rates that are a bit higher usually 4.75% - 6.00% depending on the bank in your region or community and your terms will probably be 20-25 Amortization (some are 30 yr AM but rare) and your terms will probably be 5-10 years meaning after this period you will have to refinance, sell, or payoff the note.
