That's just my personal observation, not sure if other people on here with more experience have a different point of view.

My tenants of 3+ br stay 4+ years on average, but if it is .e.g 4 units of mixed of 1br and 2br multi-family, you mange 4 families instead of 1, and turnover rate of each unit is less than 1 year according to my observations on my neighbor.

To be clear, I am not advocating that you should not go to college...I am merely conveying my observation, which is that you may be in a position where you don't know, what you like and don't like.

I am now making a point of contacting Children's Services when I observe problems in a rental unit.    

Never been to one before and just going to learn and observe.

Doubt those alone will put a dent in supply...But just an observation here. 

Is this observation correct and if so why is that? 

I currently work a job that requires me to drive a lot and on my lunch breaks, I use the time to actively observe for houses could possibly fit my criteria and I simply stop and ask or leave a letter if the owner would be willing to sale it. 

You need to find your own checklist and that's going to require sitting down and doing some hard thinking and observation about those things.
