I liken it to hurricane Katrina and New Orleans, a lot of people tried to leave but cars that ran out of gas and numerous auto accidents blocked the freeways.

Research, raise your RE IQ, hang around and listen to people smarter and more successful than you, quality is better than quantity, know your limitations financially and mentally and at first take it very slow and dip your toe in the water.

I'd also get multiple bids and numerous interviews to see who is knowledgeable in that particular situation.
